Frank and I can’t thank you enough for the amazing job you did staging our home. We put our home on the market at the end of November 2008 and by March 2009 we had only had one individual visit our home. We would have thought a vacant home would look bigger, but we were wrong. After seeing countless HGTV shows on how to stage your home for a sale, we knew it was time to call in a professional. From our first visit with you, we knew we had made the right choice. When we walked in the door to see the staging results we were blown away. I actually considered moving back! The house was beautiful…better than any model home around. The color schemes and furniture placement were something we could have never done on our own. After one month of being staged our foot traffic increased significantly and we received our first offer and are scheduled to close today 5/28/09!! This will be the first home that has sold in our neighborhood since Nov 2008. We couldn’t have done it without you!!! I initially had my house for sale as a vacant house. I had done extensive renovations that I was proud of and anxious to show them off, but instead of praise the buyer’s comments were things like “the rooms are too small”, “we need more space”, etc. After Kathy staged the house the comments changed from “it’s too small” to “it’s so cute” and “oh, I love the kitchen”. The staging was a complete success, and after three weeks I received an offer that was almost full price. I put my house on the market in one of the worse times in history. I was referred to clients whose home had been listed for two years with another real estate agent without any luck. They had relocated to Houston and had been making two mortgage payments the whole time–ouch! The house was vacant and had been updated in some areas, but not others, and it didn’t show well. I had received Kathy’s name from another agent in my office and brought her in to stage the home. She not only came up with a complete staging plan but also helped advise us on paint color selection, lighting and other items that needed updating. When I walked into the home after Kathy had staged it, I wanted to move in! The result–we received a full-price offer before I even had it on FMLS! Two weeks later we were under contract, and had several disappointed potential buyers who had liked the home, but thought they could take their time making a decision. What a wonderful situation for a realtor to be in! My clients are so relieved and happy, and I’m an even bigger fan of staging now that I’ve seen these results. Kathy Nielsen did an excellent job of staging one of my properties recently listed in Dunwoody. I had sold this home twice before with no problem however with the recent market conditions we decided to give this a try after being on the market several months. We had heard that staging would help to sell homes quicker and for top dollar, but weren’t sure it was worth it. Now we would have to agree! We held an Open House 2 days after the house was staged and ended up with 2 offers the next day! The house was under contract that week. At the closing we asked the buyers whether or not the staging helped in making their decision and they said a definite “Yes!”. They felt it helped them visualize how their furniture would work in the space and generally made it look more appealing. Kathy was also amazing to work with and went way above and beyond what she was compensated for. Not only did she decorate our flip home beautifully, but she also helped us finish some touchups with our flooring and cabinets while waiting for the furniture to be delivered! Thanks so much, Kathy.
