How to Arrange Your Living Room When Selling Your Home

Tips From a Professional Home Stager:
Having worked with hundreds of homeowners, I’ve seen first-hand the frustration that many have gone through in preparing their home for the market. Not knowing what changes to make is a big part of the challenge. In this article, I’ll address one of the key rooms within the home, the living room. With some minor changes, you can easily turn your own living room into a showcase. Let’s get started.
Here’s what the room looked like when we started. Clutter, as you can see in the picture, diverts the attention of the buyer. It’s understandable that families with small young children will have a collection of toys and that’s a-okay. However, for showings, a quick and easy solution is to have a toy box (perhaps a wicker basket or a coffee table with a lid) to store the toys away.
Another tip is to remove almost all of the accessories. In doing so, you’ll have a blank canvas from which to work. The following picture shows you what the room looks like with all of the clutter and most of the accessories removed:
As you can see, there’s a significant difference simply by making these two small changes (removing the clutter and removing the accessories). However, there’s a great deal of opportunity left and that’s where the rest of the tips come in.
Let’s review the after picture and I’ll walk you through the changes we made. Keep in mind, these are changes YOU can make.
First step - begin by removing the rug. When selling, you want to expose the feature, in this case the hardwood flooring.
Second step - Re-arrange the furniture. Your objective is to create as much visual space. In this example, we removed the two seater bench. We also moved the couch as the current placement made the room appear much smaller.
Step three - Re-accessorize. Another feature in the room is the fireplace. However, as you can see in the first picture, the buyers’ eye wasn’t being drawn to this feature. By simple adding the clock and a few candle sticks, we are highlighting that particular feature.
By design, we limited the amount of accessories we used in the room. The family photos, as you can see, were not returned to the bookshelf. Photos have a way of stamping the home as yours. When selling, your objective is to have the buyers to envision it as their home.
