How I sold this town home in 6 weeks in this market.
This town home, pictured above, had sat on the market for over a year without a decent offer. Yes, there had in fact been offers but they were so low that were insulting to the homeowner. Left discouraged, his only recourse, or so he thought, was to continue to lower the price. Unfortunately, this had no impact.
When I met him at the home for the very first time, my heart went out to him. I could literally see the disappointment written all over his face. The market, so it appeared, was giving him a run for his money. To make matters worse, this was just one of two properties he had up for sale. The other property is located in Florida. The part of Florida, according to him, that was even more saturated with homes for sale than Atlanta. But I digressed.
For me, it was all about turning this town home into a home that would appeal to a broad base of prospective buyers. As I viewed the home, I knew with all the certainty in the world that I could turn it into a showcase of a home.
As a professional home stager, I had a responsibility to do everything I could to a) attract the buyers from the internet (which is why I gave him all of my after pictures) and b) to have the buyers emotionally connect with the home. I was on a mission.
